This website, magnoliametroliving.com, is operated by Goldie De Leon, REALTOR®, a licensed real estate agent in Mississippi (license S-62440), affiliated with Keller Williams, 201 E Layfair Dr, Suite 240, Flowood, MS 39232. Real estate services are offered through that brokerage.

Magnolia Metro Living is the name of a local lifestyle channel and of this site. It is not a real estate brokerage or a team, and it does not offer real estate services of its own.

The short version

This is a small website. It has no advertising, no analytics, no tracking pixels and no third-party marketing scripts. It does not sell your information, and it cannot, because it does not gather enough to sell. You can read every page without giving us anything at all. If you write to us, we have your email.

What we collect

Information you choose to send. If you email us, we receive whatever you put in that message: typically your name, your email address, and what you are asking about. If you are buying or selling a home, that may include a property address, your timing, and your budget.

The contact form. If you use the form on our contact page, we store what you send us: your name, your email address, a phone number if you give one, what you said the enquiry was about, and your message. We keep it so that your enquiry cannot be lost if an email fails to send, and so we can find it again when we reply. We also record the IP address the form was submitted from, which we use only to tell a real enquiry from automated spam. The form has no CAPTCHA and no third-party anti-spam service, so nothing about your visit is shared with anyone in order to check that you are a person.

Technical information, automatically. Like any web server, ours records requests: your IP address, the date and time, the page requested, the referring page, and your browser and operating system. This is ordinary server logging, used to keep the site working and to investigate abuse.

Nothing else. We do not collect payment details, because the site takes no payments. We do not ask visitors to create accounts. We do not run advertising or analytics of any kind. Nothing on this site requires you to identify yourself: every page can be read without sending us anything at all.

Cookies

The site sets these cookies, and no others:

• A session cookie and an XSRF token. These are set by the software the site runs on. They exist to keep forms secure and, for the site owners, to keep an administrator signed in. They are not used to profile you or to follow you between websites.
• A preview cookie, while the site is in private preview. It records that your browser presented the preview link. It will be removed when the site becomes public.

There are no advertising cookies and no analytics cookies. Your browser can refuse or delete cookies through its own settings, though the administrator area will not work without them.

Services we rely on

Running a website means other companies handle some of the traffic. Each of these may record technical data such as your IP address under its own privacy policy:

• Cloudflare sits in front of the site, routing and protecting traffic, and also forwards mail sent to our addresses.
• Hetzner hosts the server the site runs on.
• Resend is used to send email from our addresses.
• Google, through YouTube, provides video. Videos are embedded through youtube-nocookie.com, which does not set YouTube's tracking cookies until you press play, and video thumbnails are loaded from Google's servers. Pressing play, or following a link to YouTube, puts you on Google's service under Google's terms.
• OpenStreetMap supplies the map on a listing page, where a listing has map coordinates.

Email you send us is delivered to a Gmail inbox, so Google also holds a copy, as it does for any email sent to a Gmail address.

How we use what we have

To answer you, to provide real estate services you have asked for, to keep the website running and secure, and to meet the record keeping obligations that apply to a licensed real estate agent. Mississippi requires brokers to retain transaction records, so correspondence connected to a transaction may be kept by the brokerage for the period the law requires.

Confidentiality of client information

Information a client shares with us in the course of a transaction, including financial position, motivation and negotiating instructions, is confidential. We keep it confidential as Mississippi license law and the REALTOR® Code of Ethics require, and that duty continues after the transaction ends. We do not discuss it publicly, and we do not post about it on social media.

What we do not do

We do not sell your personal information. We do not share it with advertisers or data brokers. We do not add you to a marketing list because you visited the site, and we do not send bulk email from this website.

When we share information

With the brokerage, and with the people a transaction requires, which may include lenders, title companies, inspectors, appraisers and cooperating agents, when you have asked us to act for you. With the service providers listed above, to the extent their systems carry the information. And where the law requires it, such as a court order or a request from the Mississippi Real Estate Commission.

Your choices

Email us at [email protected] to ask what we hold about you, to correct it, or to ask us to delete it. We will do so unless we are required to keep it, for example as part of a transaction record.

California residents. The California Consumer Privacy Act gives you rights to know what personal information is collected, to have it deleted, and not to be discriminated against for exercising those rights. We honor those requests from anyone, not only California residents. We do not sell personal information, so there is nothing to opt out of.

Children

This site is meant for adults and is not directed at children under 13. We do not knowingly collect their information. If you believe a child has sent us something, write to us and we will delete it.

Security

The site is served over an encrypted connection, kept up to date, and the administrator area is limited to the owners of the business. No website can promise perfect security, and we do not.

Changes

If this policy changes, the effective date above changes with it. Material changes will be described on this page rather than made quietly.
